The project will span more than 51 million sq m, equivalent to 53.8 percent of Abu Dhabi Island, state-run WAM news agency reported. No details were given on the cost of the mega project. The development comprises high-end residential communities with two hill communities, 45 metres and 50m high. The masterplan will add 53.5km of coastline to the city’s landscape, including 16km of beaches. Hudayriyat Island will include Velodrome Abu Dhabi, Surf Abu Dhabi, the “largest” urban park in the emirate, and a 220-km-long network of cycle tracks. The island is already home to Bab Al Nojoum glamping resort, Marsana Beach, OCR Park, Trail X, Bike Park and 321 Sports. Demand for residential property in Abu Dhabi is rising, driven by ongoing population growth and an economic resurgence following the pandemic. The value of residential transactions across the emirate rose by 8.5 percent year-on-year in 2022. The number of deals increased by more than 27 percent, according to a report published this week by real estate consultancy Knight Frank.
